Market Overview

The Greater Toronto REALTORS® reported 10,350 transactions through the TorontoMLS® system in April 2012, an 18% increase over April 2011.

The average selling price in TREB market was $517,556 in April 2012. This was an 8.5% increase over April of 2011.

Condominium Market

In April 2012 the annual rate of price growth in the condo apartment segment was 4%.

In the 416 Area Code, Condominium units sold were up 9% over April last year to 1,534. The average price rose 3% to $360,807 over April of last year.

In the 905 Area Code, Condo units sold climbed 9% over last year to 634 in April. Average prices rose 7% to $289,819.

Townhome Market

In the 416 Area Code, Townhome unit sales were up 6% over April last year to 423 units sold. The average price rose 1% to $423,062 over April of last year.

In the 905 Area Code, Townhouse unit sales climbed 25% over last year to 1,184 Townhomes sold in April. Average prices rose 8% to $364,099.

Semi-Detached Home Market

In the 416 Area Code, the number of Semi-Detached homes sold rose 15% over April last year to 451 homes sold. The average price rose 3% to $581,034 over April of last year.

In the 905 Area Code Semi-Detached unit sales climbed 13% over last year to 691 units sold in April. Average prices rose 7% to $393,889.

Detached Home Market

In the 416 Area Code, Detached Home unit sales were up 22% over April last year to 1,465 units sold. The average price rose 9% to $831,214 over April of last year.

In the 905 Area Code Detached Home unit sales climbed 22% over last year to 3,743 units sold in April. Average prices rose 9% to $579,278.
